When we say we show our working, we mean it. SiteRegister applies HMRC's own guidance to your property, sources every figure, and assembles a report your accountant can rely on.

What it is, plainly

Six years of expertise, turned into a system

SiteRegister is our own system, built on our own methodology and six years' experience of doing this work by hand. A trained member of our team enters the property and the figures and brings in the supporting evidence. SiteRegister then works out how much of the spend qualifies as plant and machinery, splits it across the right asset categories, runs the year-by-year relief at the correct statutory rates, and assembles a branded, fully referenced report with an audit trail showing how every figure was reached.

Work that takes a specialist hours by hand is done in a fraction of the time, the same rigorous way every time. The technology does the heavy lifting; a trained person runs it, and a qualified accountant carries the claim.

A claim can be looked at by HMRC years later. Every figure carries its source and the line of legislation behind it, so the reasoning stands up long after the claim is made.

The costly errors, designed out

The qualifying proportion and the statutory writing-down rates are two different things. SiteRegister keeps them rigorously separate, so a claim cannot be overstated by confusing them.

Every figure evidenced

Some data is entered by hand, some is brought in from sources that allow it, such as the EPC register. Either way, every figure is tagged with where it came from and confirmed by the preparer.

Desktop work, done honestly

Even the biggest firms in this market run desktop reviews. They do not have the surveyors to visit every property, and nor does anyone. The difference between us and them is not what the work is called. It is that we call it a desktop report, we show our working, and they call it a survey and ask you to trust a number.

So, we are straight about it. SiteRegister provides a desktop report, never a survey. We do not pretend otherwise, and we do not charge you for a site visit we were never going to make.

What the report contains

Everything your accountant needs

  • A headline summary and the full property details.
  • The desktop analysis with market context, and the qualifying asset breakdown.
  • The calculation, with the year-by-year pool workings and the rates and their justification.
  • A numbered sources list, with every figure referenced to it.
  • An audit and justification section tying each figure to the Capital Allowances Act 2001 and HMRC's own manuals.
  • A clear basis-and-disclaimer statement. It exports to PDF, and a reviewer signs it off, which freezes a permanent, immutable record.
